To know if it is the right home for you, keep in mind the four vital considerations to the homebuying decision. This simple process will help you to feel good about your home buying decision and you will know when it is the right home for you.

The two factors of homebuying that are the most difficult to change:

• Floor plan: This represents 35 percent of your buying decision. Ask yourself, “Does this floor plan meet my needs?”

• Location: This represents another 35 percent of your buying decision. Ask yourself, “Do I like the home’s location?”

If the answer to your first two questions is “yes” then you are probably standing in a home that’s just right for you. The next two considerations that you have the most control over:

• Condition: This accounts for 15 percent of your buying decision. Ask yourself, “Do I like the condition of this home?” and “Can I easily change the elements I don’t like?”

• Price: Price also represents 15 percent of your buying decision. Ask yourself, “Is this home priced right?” and “Can I afford to pay the price of this home?” 30 percent of your buying decision is based on the condition and price.

Never lose your dream home over any of the individual considerations alone because it may not add up to be in your best interest. When more than 60 percent of the vital buying considerations are favorable to you, then you know it’s the right time to buy.
